That being said, here are some ways you can secure your house during a flood:

Grade your lawn away from the house

If you have a slope in your lawn leading up to the house then this will make it easier for water to enter. Take some time before the flood season begins and grade your yard away from your home so that there is less chance of water collecting around your foundation.

Install window well covers

Floods tend to happen quickly, which means that if there's anything obstructing windows on lower levels (like window wells) - they could prevent people inside the home from getting out safely when needed. Washing Machine Water Damage

Washing machines are one of the most common sources of water damage in the home, and the damage can be costly, reaching high costs. 

Since each washing machine has multiple ways of causing water damage with multiple components that break down, below are some things that most commonly cause leaks:

Plugged floor drain, before disassembling your washing machine, check that the floor drain is clear of debris like lint that can build up over time. Water on your floor may be the result of a clogged drain and not an issue with the washer itself.

External supply hoses, start a fill cycle on your machine. You should look for drips around the water supply connection hose. If the hoses themselves seem to be free of corrosion or rust but are still dripping, try replacing the internal washers to create a tighter seal.

Internal hoses, if the supply hoses are not leaking, check the internal hoses that connect the inlet valve to the tub by opening the washer cabinet. Cracked or perforated hoses may be the problem.

What is a Condensate Pump for an air conditioning unit? 

The condensate pump on an air conditioner is a specific type of pump that pumps water out of your house that the AC removes from the air. 

A broken or clogged pump will result in significant water damage.  

If the pump is broken, damaged or rusty than the water is not being drained outside. Normally they are reliable and have a long life so this usually occurs in older AC units. 

When there is a blockage in the pump it causes water to back up into the drain and overflow. Most common causes for a blockage would be mold, dust, dirt or sludge. What is a Condensate Pump for an air conditioning unit? 

The condensate pump on an air conditioner is a specific type of pump that pumps water out of your house that the AC removes from the air.

sump pump is a pump used to drain excess water that has built up in a water collecting sump basin, usually located in the basement of homes.  Sump pumps are used in areas where basement flooding happens regularly and to solve dampness problems where there is a high water table. These pumps direct water away from the house, to where it no longer poses a flood risk to the home.

Sump pumps can fail for a variety of reasons.  Below is a list of the most common reasons your sump pump can fail.

·    POWER FAILURE- sump pumps run off electricity.  If your power goes out during heavy rains and storms the sump pump will not be able to operate and your basement could possibly flood.  Having a backup generator can be helpful in saving you a headache later.

·         NOT THE RIGHT SIZE- you would think it wouldn’t matter if the pump was too big or too small…BUT you would be wrong.  If the pump is too big in can cause it to work too hard and will lessen the life of your pump.  If the pump is too small, it can be ineffective at removing all the water and will work harder to keep up which can also lessen the life of your pump.  Make sure your sump pump is adequate for the area and the circumstances.

Category 1. This category is know as clean water. This is liquid from a clean and sanitary source, such as faucets, toilet tanks, and drinking fountains. Over time category 1 waters can turn into category 2.

  •    Class 1. The lowest and easiest to deal with, this has a slow evaporation rate. Only part of a room or area was affected, there is little or no wet carpet, and the moisture has only affected materials with a low permeance rate, such as plywood or concrete.

sump pump is a pump used to drain excess water that has built up in a water collecting sump basin, usually located in the basement of homes.  Sump pumps are used in areas where basement flooding happens regularly and to solve dampness problems where there is a high water table. These pumps direct water away from the house, to where it no longer poses a flood risk to the home.

Sump pumps can fail for a variety of reasons.  Below is a list of the most common reasons your sump pump can fail.

·    POWER FAILURE- sump pumps run off electricity.  If your power goes out during heavy rains and storms the sump pump will not be able to operate and your basement could possibly flood.  Having a backup generator can be helpful in saving you a headache later.

·         NOT THE RIGHT SIZE- you would think it wouldn’t matter if the pump was too big or too small…BUT you would be wrong.  If the pump is too big in can cause it to work too hard and will lessen the life of your pump.  If the pump is too small, it can be ineffective at removing all the water and will work harder to keep up which can also lessen the life of your pump.  Make sure your sump pump is adequate for the area and the circumstances.

·      FAULTY INSTALLATION- sump pumps need to be installed exactly right.  If they are done improperly it can lead to problems down the line… and possibly a wet basement.  Make sure to follow the manufactures instructions correctly to ensure a proper installation.

·         FROZEN OR CLOGGED DISCHARGE LINES- although you can’t stop the line from freezing you can help prevent problems when it does.  Adding a special grated drain closer to your house to allow for water to get out if there is a blockage further down the line.

·      LACK OF MAINTENANCE- maintenance is the KEY!!! Remember this.  It is recommended by professionals to check your sump pump quarterly.  Use a vinegar solution to clean the pump and remove any dirt and debris.  Check the float switch to make sure it is not blocked and is operational and clean all vents and air holes.  Regular maintenance will help maintain your sump pump and address any issues before they become major problems.

·         PRODUCT DEFECT- although rare, defective sump pumps can happen.  Make sure to test your sump pump after installation to make sure it runs smoothly and correctly.
