Hoarding – Water Damage – Mold Cleanup, Camden NJ

Recently, SERVPRO of Mt. Ephraim Bellmawr received a request through our website to complete a mold inspection at an apartment complex with two units affected. During our initial discussion with the property manager we learned the upstairs unit was empty and the downstairs unit was the location the growth was originating. We set a time for our inspection and were prepared to encounter any situation.
Many times in life when something or someone is described as a triple threat it is usually referencing positive multiple traits or talents that make them marketable or successful. In this scenario the triple threat that was impacting the property manager’s ability to rent the property as well as address the situation with other tenants in nearby units was driven from the combination of hoarding, a small water problem that became a large one and ultimately mold. The large quantity of content inside the residence accompanied by the long term slow leak led to a very high humidity level which is a breeding ground for mold over time.
We completed our inspection developed a protocol and project plan as well as estimate and submitted to the property manager for consideration. We were selected from several vendors and completed the work time and on budget. The plan covered all items from containment to removal of contaminated items from the hoarding situation ultimately to demolition and treatment for the pervasive mold problem. We had developed two distinct plans per apartment unit and incident which were completed successfully. Once the hoarding and mold project was completed the management company had their construction company complete the build back process, however, SERVPRO of Mt. Ephraim Bellmawr was successful in bidding and winning the post construction cleaning service contract.
During this process we developed a working relationship with the property management company and have subsequently begun exploring other opportunities to streamline operations between our two companies. One of our core deliverables was the completion of an Emergency Ready Profile (ERP) this coming 4th quarter 2014.
